who do I speak to first?
A. This is a common concern, especially amongst first time buyers or people who haven’t moved for some time. The facts are that you shouldn’t have to think about juggling different contacts – go to the right estate agent and it will be done for you! Just Property Company will be happy to manage your entire move, liaising with other parties whilst keeping you involved throughout. We’ll be happy to introduce you to our own legal contacts as well as co-ordinating contact with mortgage providers and others – taking the stress out of moving.
Q. What’s the right order to do things in – buy first or sell first?
A. At Just Property Company we believe you can avoid the disappointment of ‘false dawns’ by finding a buyer first. This will help you to negotiate from a position of strength when you do find the home that’s right for you… and it means you won’t be rushed into accepting too low a price for your own home in the fear that you would otherwise lose your purchase.
Q. How can I get a realistic valuation?
A. You need an estate agent who understands the local market to sell your home at the right price in the right timescale. Some will deliberately inflate prices just to get your business. Others tend to value low in search of a quick commission. Just Property Company will use our broad knowledge of similar properties to arrive at a price that’s right for you – and we’ll demystify the process by showing you just how we’ve done it.
Q. What can I do to get the best price for my home?
A. There’s more to it than putting on soft music and fresh coffee when the buyers come round! Presentation is important – which is why it’s well worth tidying away clutter and smartening up the front garden and hall. But beyond this, make sure you provide your estate agent with plenty of relevant information – then it’s up to them to make the most of photography, website coverage and local advertising. We can help you get all of this just right.
Q. At what stage do I get a solicitor involved?
A. From the earliest possible stage – but if you come to Just Property Company we’ll make sure this is done at the right time for you. Our exceptionally close legal connections mean we can co-ordinate the process much more smoothly than you may have previously thought possible. We’ll make sure you get a head start on paperwork – without incurring unnecessary expense – so once you’ve sorted out a sale you won’t be kept waiting a moment longer than need be.
Q. What about surveys?
A. There are three basic types – a Valuation Report, Home Buyers Report and Full Structural Survey. To an extent your choice will depend on the type of property you’re buying and how confident you are in its condition – but realistically your own budget is also a major factor, since costs vary greatly from one type to another. We’ll be pleased to advise you, based on your own individual circumstances and make all the arrangements on your behalf.
